Structural Inspection

I examine the home or commercial property from top to bottom.  Attention is given to the 'big ticket' items (roof, foundation, heating/air conditioning, plumbing and electrical systems) as well as to the function, details, conditions, and cosmetics of the rest of the home.  Special focus is given to child and fire safety -- I'll look for, and alert you to, potential hazards before they can become problems.   

Termite Inspection

Properly known as the 'Wood Destroying Insect Infestation Inspection', this examination includes Termites, Carpenter Ants, Powder Post Beetles, Old House Borers, and Carpenter Bees.  I look inside and out to identify the presence of these pests as well as identify conditions that favor their  infestation.   

Water Testing

Whether it's a simple potability test, or a complex search for multiple contaminants to satisfy municipal requirements, I adhere to approved processes and procedures for gathering samples and delivering them to a state ELAP-certified  laboratory for analysis.  Results for potability are reported back to you in as little as 48 hours.  Comprehensive testing is typically available in less than 3 weeks.  Expedited service is available 

Radon Testing

Radon has been identified as the second leading cause of lung cancer not related to smoking.  My radon tests have quick turnaround so that you can get the answers you need.  Test canisters placed in the residence are retrieved in as little as 48 hours, with test results typically available by the end of the following day. 

Special Note: Beware of inspectors offering immediate-results radon testing.  These methods are not approved by the EPA.  (Misrepresentation of radon testing is a felony in New York State.)

Septic Dye Testing

Dye testing along with physical and visual examination of the septic field area is used to determine the health of the septic system.    

Energy Audit

The Home Energy Inspection uses advanced tools and technologies to provide you with the information and recommendations needed to improve heating and cooling efficiency.  This special inspection can help you save many hundreds of dollars each year.

Mold Inspection

Mold has the potential to cause health problems and can even make a home uninhabitable.  Whether it is headaches and hayfever-like symptoms, or a full blown asthma attack, people are affected differently by exposure to mold.  Poorly maintained plumbing / HVAC, insufficient or ineffective ventilation, flooding  or run-off water infiltration are primary causes of mold proliferation in a home.  I inspect for these conditions and provide recommendations.    

Additional Services

Well Chlorination: Where a water sample has failed the potability test, results have shown that in 9 out of 10 instances, a chlorination treatment can eliminate the problem.  Periodic / annual re-testing may be advised.

Lead Screening: Lead in quantities small enough to fit on the head of a pin can cause serious heath consequences.  Children are particularly susceptible.  My screening can alert you to the presence of lead in or around the home.  Bulk sampling for laboratory analysis can also be done.

Asbestos Screening: While rare, exposure to asbestos can lead to debilitating illnesses.  I'll check the premises for asbestos as well as provide you with sensible recommendations.

Annual inspections: Yearly inspections can be scheduled at a reduced cost to help find small problems before they become costly ones.  These can be particularly useful for older homes and homes where there are very young or the elderly.

Elder-Care / Safe Baby Home Inspection: I'll provide you with a custom inspection specifically designed to help you make your home the safest it can be for for taking care of elderly parents or bringing home your new baby.

Foreclosure / Distressed Property Services:  Special circumstances require special expertise.  Here are services I offer in support of at-risk property:

1. Electrical evaluation:  When it's unsafe to turn the commercial power back on, I can provide an electrical inspection and isolate unsafe wiring and fixtures so that electricity can be returned to service.

2. AC Generator Power:  If you need power at a property for inspection purposes or water testing and don't want to go through the trouble of having commercial power restored, I'll supply temporary AC power.  

3. Winterization / de-winterization:  I'll drain systems and prepare them for over-winter shut-down.  I'll also bring systems out of winterization for inspection or water testing needs.

4. De-watering:  If flooding or substantial water infiltration is a problem, I'll provide emergency pump-out services and shut-down / capping of burst or leaking plumbing or heating systems.  

Full Engineering Evaluation: I'll arrange to have licensed engineers available (requires advance notification).
